Groundworks is the least visible money on any build and the most frequently underestimated. Buyers compare kitchens and windows in detail, then accept a single line for the part of the project that determines whether everything above it stays where it was put.
These are the rates we work to across north Essex and south Suffolk, with the variables that shift them. If you are budgeting a self build or a substantial extension, use them for a sense of scale and expect a measured price once drawings exist.

Clay, trees and depth
Much of our patch sits on shrinkable boulder clay. Where mature trees are within influencing distance, foundation depths of two metres and beyond are common, and the cost is in the volume of concrete and the muck away rather than the labour.
This is also where a structural engineer earns their fee several times over. A designed foundation to the actual ground conditions is cheaper than an over cautious guess and far cheaper than remedial work.
Muck away is a real budget line
Spoil is priced by volume and disposal is charged at the tip. On a sloping plot where levels are being reduced, muck away can exceed the cost of the excavation itself. Where the material is suitable, we crush and reuse hardcore on site, which is both cheaper and more sensible.

A provisional sum for groundworks is a way of moving risk onto you. We would rather spend an extra visit establishing depths and drainage so the figure in your quotation is one you can actually plan around.
