New build contracts are the work we are built around. We take a plot from clearance and footings through to a watertight, finished building, managing the trades ourselves so you are not left coordinating a bricklayer, a roofer and a groundworker who have never met.
Every structural element we build is covered by our ten year guarantee. That is not a marketing line, it is the reason we refuse to cut corners on the parts of the job that would be expensive to revisit: foundations, drainage, damp proofing, structural openings and roof structure.
Typical cost
Single storey extension foundations from around £3,500, two storey schemes priced from drawings, new build packages quoted stage by stage. Guide figures only, because levels, access and drainage decide the final price. Every quotation we issue is fixed and itemised.

What exactly does the ten year guarantee cover?+
The structural work we carry out ourselves: foundations, drainage, slabs, retaining structures and the shell of an extension or new build. It is issued in writing at handover with your building control certificates.
Do I need planning permission for my extension?+
Often not. Three metres to the rear on an attached house and four metres on a detached house can fall within permitted development, and the prior approval route can extend that. Building regulations apply either way.
How long does an extension take on site?+
A single storey rear extension typically runs twelve to sixteen weeks, a two storey scheme twenty to twenty eight weeks. You get a dated programme at the outset and weekly updates against it.
How are payments staged?+
Against work in place, at defined points such as completed foundations, oversite, wall plate and watertight shell. There are no large payments in advance of work being done.
Do you work with my architect and engineer?+
Yes, and we prefer to be involved before the design is final so buildability and foundation cost are understood early. If you have no design team, we can recommend people we work with regularly.
Will you take on a small extension or a porch?+
Honestly, no. We are set up for substantial work, and a porch or a single internal opening is better served by a smaller local builder. We would rather say that than pad a price.
